My friend David Dweck always says “Florida is a sunny place with a lot of shady characters.” I don’t mean to cast aspersions on all visiting real estate gurus; after all, who from the north wouldn’t want to flee to Florida to beat the chill?

Like many other experienced local investors, though, I wonder how a team from Utah or Connecticut can effectively coach a South Florida resident about local practices. At DREIA, we see evidence almost weekly from someone who has bought a course or mentor program only to realize their mentor or coach cannot show them a Florida contract or a HUD statement. They come to us having paid thousands or tens-of-thousands for courses and webinars that leave them disillusioned. Often, all they really learn is how to increase their credit limit to pay for the training.

Theory, customs and practices are great to learn. However, you cannot learn to drive a car by reading a book or listening to a lecture. You must get behind the wheel with someone IN THE CAR with you.

The same applies to real estate investing: you need a local coach and partner. The guys and gals from far off states may be nice, but if they ask you to check the boiler when you visit a house, that’s a clue they don’t have a clue….about Florida.

Real estate is among the world’s oldest professions but, unlike other old-world professions, the practice varies by region and is LOCAL. You need to associate yourself with local people who do what you want to do. Why re-invent the wheel? Success is everywhere if you just look.
